Real estate video marketing on a $100/month budget
A concrete monthly spend plan for real estate agents who want listing video without hiring a videographer. Where every dollar of the first $100 goes, and where to scale from there.
Every agent I talk to who says "video marketing is too expensive" is comparing the wrong two things. They're comparing "hiring a videographer for a shoot" (which is $400-800 per listing and legitimately hard on a starter agent's P&L) with "doing nothing," and picking nothing.
The real comparison is between three options:
- Videographer + editor — $400-800 per listing, high quality
- Iphone + your own edits — $0 per listing after gear, medium quality, hours of your time
- AI-generated from listing photos — $10-20 per listing, medium-to-high quality, no time
Option 3 is what changed the math in 2025. It brought the floor down to about $100/month for meaningful volume. Here is exactly how to spend it.
The $100 baseline
I'll assume you're closing 2-5 listings a month, want video for every one, and want at least modest social posting between listings.
| Line item | Cost | What it gets you |
|---|---|---|
| GenHomeVideo Bundle | $100/mo (one-time payment, valid 12 months, works out to ~$8/mo if amortized) | Actually: $100 for 10 listings = 40 total video cuts per year at ~$2.50 each |
| CapCut Pro (optional) | $0 free / $8/mo pro | Video editing on desktop or phone |
| Canva Pro | $0 free / $13/mo | Thumbnails, quote graphics, before/after posts |
| Total minimum | ~$100/month | Enough video to post 3-5 times a week |
If you close only 2 listings a month, the bundle amortizes across ~5 months at $20/month effective — freeing budget for ads.
What NOT to spend on first
- Don't buy a gimbal or drone. Under $500/month total marketing budget, gimbal and drone are shelf ornaments 90% of agents put them on. Use the money for reach, not gear.
- Don't hire a social media manager. They cost $500-2000/month. Below that budget, DIY social with a template is more effective than a $500/mo manager who mostly reposts your listings.
- Don't pay for follower growth services. Bought followers actively hurt your reach because the algorithm reads their non-engagement as "this content is boring."
- Don't build a custom real estate website. Squarespace at $16/mo or a free brokerage-provided page is enough until you're closing 20+ deals a year.
Where the $100 actually goes
If you're at zero and want the maximum reach for the first $100:
$100/one-time — 10 listing bundle from GenHomeVideo. That's 10 listings × 4 videos each = 40 video cuts. Amortized over ~3-5 months if you close 2-3 listings/month.
That's it. The first $100 buys video for every listing you'll close for the next 3-5 months.
Because the videos are the raw material for everything else — Reels, TikToks, Shorts, email campaigns, MLS embeds, Zillow listing pages — one line item unlocks all the distribution channels for free.
Where the next $100/month goes (Month 2+)
Once you have video coming in reliably, add:
- Meta Ads: $75/mo — targeted at your local ZIP + 3 adjacent ones, promoting your best-performing organic Reel. This is where the actual scale comes from. Even a $20 boost on a good listing video reaches 3-5K local users.
- Canva Pro: $13/mo — becomes necessary once you're posting 3x/week and need fast branded thumbnails.
- Domain + basic email: $12/mo — a proper agent domain if you don't already have one (
YourName.combeatsYourName.C21NewYork.brokerage.com).
Month 2 total: ~$200/mo.
Where $500/month goes
If listings and commissions justify it:
- GenHomeVideo Bundle: $100 (as needed for volume)
- Meta Ads: $250/mo — enough to run consistent local awareness + retargeting on any listing over $600K
- Canva Pro + domain: $25
- Google Ads (branded name defense): $50 — bidding on your own name so competitors can't intercept
- Content upgrade: $75 — either a monthly headshot refresh, a monthly professional testimonial edit, or an SEO-optimized blog post
Total: ~$500/mo. At this level you're competing with agents who spend $2K+.
Where $2000/month goes
At this budget you're in "growth mode" — spending against expected commission volume.
- Video: $150-300/mo — bundle + occasional custom shoots for luxury listings
- Meta Ads: $700 — full-funnel: awareness (local ZIP), consideration (retargeting), conversion (form fills)
- Google Ads: $400 — competing on high-intent buyer/seller keywords in your market
- Direct mail: $300 — one postcard drop per month to your farm (200-400 homes)
- Email marketing + CRM: $60 (ActiveCampaign or similar)
- A part-time VA for social + admin: $400 (10-15 hours/mo)
At $2K/mo you're spending like a well-run team. Below $2K you're spending like a solo agent — and the leverage tools (AI video, Meta Ads, Canva) work well at that scale.
What if I don't have $100/mo?
If your budget is truly $0:
- Shoot vertical iPhone tours yourself. 30 seconds per listing, no editing, straight to Reels. Consistency > polish.
- Post daily to one platform (whichever you use personally the most). Only one — not five.
- Use free Canva for anything that isn't video.
- Reinvest your first commission's 5% into video production. A $6K commission → $300 into GenHomeVideo → covers listings for the next quarter.
Being cash-strapped is temporary. Being invisible is fatal. Even 30-second iPhone tours are better than photo-only listings.
The cost of NOT doing video
Every listing with video vs. without video generates roughly:
- 40-70% more inquiries (industry-wide averages from Zillow, NAR)
- 15-25% shorter days-on-market
- 2-5% higher final sale price on median
On a $500K listing at 2.5% commission = $12,500. If video adds 3% to sale price = $15K to seller, that's an extra ~$375 in commission to you per listing. On a 10-listing year, that's $3,750 in extra commission — from a $100/year video spend. The ROI math is not close.
Common budget mistakes
Mistake 1: buying gear before content. A $600 gimbal that sits on the shelf produces zero videos. A $10 AI-generated video produces 4.
Mistake 2: spreading spend thin. $30 on Meta Ads + $30 on Google + $30 on TikTok promoted = wasted $90. Concentrate first: $100 on one channel, test, then diversify.
Mistake 3: paying for lead-gen services before organic works. $500/mo Zillow leads is a fine strategy for agents doing $500K+ GCI. For newer agents it's a treadmill — the leads are cold and the churn is punishing.
Mistake 4: DIY editing to save $10. If you make $50/hour equivalent and it takes you 2 hours to edit a video, you spent $100 to save $10. Outsource or automate.
What "good" looks like
An agent with $100/month for video should be:
- Posting 3+ Reels per week
- Every new listing has a video on the MLS within 48 hours of going live
- One local walking tour or market analysis video per week
- Occasionally boosting the best-performing video with $10-20 in Meta Ads
Miss all four and $100/mo is being wasted. Hit all four and $100/mo is out-performing agents spending 10x that on the wrong things.
What to skip permanently
- YouTube tutorials on how to make listing videos — watch two, then do something.
- Real estate marketing courses over $200 — the marginal value over free YouTube content is near zero.
- "Video for real estate" coaching packages at $1500+ — the coaches often spent less time building video businesses than you have.
Your budget is best spent on the tools that produce output, not on the education that debates the tools.
